The Project scope is to produce the required result for the
Residential College II – Doris Hall Site on the Uptown Campus of Tulane
University. The Contractor shall give required notices and comply with all
codes, ordinances, rules, regulations, orders and legal requirements which
bear on the performance of the Work.
The Work includes
constructing a new Student Residence Hall and site improvements consisting
of the following:
• One 41,960 gross square foot, five (5) story
Residence Hall. This Hall is referred toas Wing “A” in the documents and has
a 128 bed count.
• One 35,521 gross square foot, four (4) story Residence
Hall with attached 2,720 gross square foot, two (2) story Faculty Residence.
This Hall is referred to as Wing “B” in the documents and has a 137 bed
count in the student hall.
• The Residence Halls are connected with a 546
SF Covered Walk.
• The Work includes plumbing, electrical and lighting
systems, heating-ventilation-air conditioning, fire protection systems and
coordination with Owner’s separate communication-alarm-signal system.
•
The Work Generally includes selective demolition, concrete work, masonry and
steel framed cavity walls, structural steel work, metal fabrications,
fire-proofing and joint sealants, roofing and flashing, wood and steel doors
and frames, aluminum storefront and window systems, finish hardware, steel
framing, metal wall panels, gypsum board systems, painting, specialties and
finishes. Site improvements include masonry and concrete paving, planters,
exterior railings, masonry screen walls, landscaping, limestone walkways and
metal fences.
• The Work also includes Exterior Wall and Student Room
Bathroom Mock-ups.
• And the Work includes protection and preservation of
existing trees within the Work area as well as Liquidated Damages for
failure to protect trees, delay of completion of the Work and use of
specific streets.
• Trees outside the boundary of the University’s
property (i.e. Willow Street) are owned by the City and any work shall be
performed in accordance with the requirements of the City. Coordinate the
work near City property with the University’s arborist..
